Making Tax Digital for Landlords: What You Need to Do From April 2026

Making Tax Digital for Income Tax is now mandatory from April 2026 for landlords with qualifying income over £50,000 a year. Qualifying income is your property and self-employment income added together, before expenses.

If that applies to you, you can no longer submit a single annual Self Assessment return. Instead, you must keep digital records and submit quarterly updates to HMRC using compatible software, followed by a year-end tax return.

What this means in practice

Every quarter you must send HMRC a summary of your rental income and expenses. The standard quarters run 6 April to 5 July, 6 July to 5 October, 6 October to 5 January, and 6 January to 5 April, and each update is due one month and two days after the quarter ends: 7 August, 7 November, 7 February and 7 May. Your year-end tax return is then due by 31 January.

What you need

You need three things: an HMRC online account, compatible Making Tax Digital software, and your property income and expense records organised by quarter.

DoneTax handles the software part. Enter your rent and expenses, check your quarter, and submit directly to HMRC.

The deadline

6 April 2026 is the start of the first qualifying tax year for landlords with qualifying income over £50,000. If you have not signed up yet, now is the time.
