RENTAL
TAX. DONE.

Tax shouldn't take over your property business. DoneTax was built for exactly that.

Not accounting software with tax bolted on. Enter your rent and expenses, check your quarter, and submit when you're ready. No spreadsheets. No bridging software. No accounting suite to learn.

No accounting degree required

Enter. Check. Done.

If Making Tax Digital applies to you, you will need to keep digital records and send quarterly updates to HMRC using compatible software. That can sound like more tax admin - DoneTax is built to make it less.

Enter your figures

Add your rental income and expenses directly into DoneTax. Just enter what came in and what went out.

Keep it organised

Record and categorise as you go. Instead of facing months of paperwork at once, one simple place to keep the digital records you need.

Check your quarter

See your figures clearly before anything is sent. Review what you have entered and make changes if you need to.

Submit when ready

Happy with your quarter? Submit your quarterly update to HMRC. Nothing goes to HMRC until you choose to send it.

Why DoneTax

Making Tax Digital made effortless.

Purpose-built for UK landlords. Not adapted from generic accounting software.

START IN MINUTES.
NOTHING TO MIGRATE.

Add your rental income and expenses directly - a clean ledger built for property, not adapted from business accounting. Tap each transaction against HMRC's official expense fields: repairs, agent fees, insurance, finance costs and more.

JOINTLY OWNED PROPERTY?
SORTED.

Own with a partner? Tell DoneTax your share - any split from 1% to 99% - and every income and expense figure is divided correctly before it's reported. Whether the full rent lands in your account or just your share, DoneTax reports the right number.

ONE TAP TO HMRC.
NO MIDDLEMAN.

DoneTax submits directly to the HMRC API via OAuth 2.0. No bridging software. No spreadsheet exports. No third-party relay. Your submission goes from DoneTax to HMRC.

THE WHOLE YEAR.
NOT JUST QUARTERS.

DoneTax files all four quarterly updates and your year-end tax return. With DoneTax the whole cycle lives in one place.

YOUR TAX BILL.
NO JANUARY SURPRISE.

See your estimated tax as you file each quarter, calculated from the figures HMRC has actually received. You'll know roughly what's coming months before it's due - not the day the bill lands.

MORTGAGE INTEREST.
HANDLED RIGHT.

Since 2017, mortgage interest isn't a deductible expense - it's a 20% tax credit, and filing it in the wrong box is one of the most common landlord errors. DoneTax reports it in the field HMRC requires, automatically.

Tax can feel complicated

Check first. Submit when you're ready.

Wondering whether you have entered something correctly? Perhaps you have added a repair bill that includes some private use, or you are simply not sure about one of the figures in your quarter. Three things are worth knowing.

You see your figures first

DoneTax shows you the figures you have entered before anything is submitted. You can check them and make changes.

Nothing is sent until you submit

Entering or changing a figure in DoneTax does not send it to HMRC. Your quarterly update only goes when you choose to submit it.

Not your final tax return

A quarterly update is a running summary of your income and expenses for the tax year. If something needs correcting, figures can be corrected in a later update.

A note from the founder

I started DoneLabs after listening to landlords talk about Making Tax Digital. Not one of them was arguing with the idea of digital records. What they objected to was being handed a full accounting system to satisfy a quarterly obligation they hadn't asked for.

So the brief was narrow on purpose. Record your rent and expenses, see your quarter, submit it. No invoicing you don't use. No dashboard to learn.

The second half took longer to see. Accountants are dealing with the same problem from the other side, working through client records every time a submission period comes round.

That's why we're building DoneLabs around both sides - giving people a simple way to manage their own records, with independent professional support there when they want it.

One job, done properly, for both people who have to do it.
